Earth Hour in Toronto and at the Toronto Real Estate Board

At 8 p.m. this Saturday, millions of people in cities around the world will turn off their lights for Earth Hour - a global lights out initiative led by WWF to show support for action on climate change.

Toronto is the lead Canadian city participating in Earth Hour, and it is partnering with WWF-Canada, the Toronto Star, and Virgin Mobile to make it a success.
The Toronto Real Estate Board is doing their part, and so am I. TREB will be turning out the lights and has deeper green initiatives under way. I am having an Earth Hour party at my place in case you are interested in joing in give me a call or dop me an e-mail.

The City of Toronto’s goal is to have more than one million residents and businesses participate by turning off non-essential lighting for just one hour. Please join in the fun! Red on…

Would You Pay More For Green?

This Toronto Star Article appeared in today’s paper. The irony is, Neil is a friend and colleague who is renovating my childhood familly home - a house that will soon be a green condo. READ ON:

Chopik, who’s also a consultant and founder of evolutiongreen.com (a website forum committed to helping homeowners, developers and realtors understand that green is good for property values, local communities and economies), tries to work with willing clients in a holistic manner from the very start of their purchasing process.

That means helping them find a location that will meet their needs to get to work, school and play but with minimal use of motor vehicles and maximum use of public transit or walking and biking.

Though, as an agent, he is careful not to push his views on clients, he tries to point out the shortcomings of “prettied-up renos” – homes with lots of pot halogen lights, and surface renovation draws like expensive kitchen finishings, but with little attention to energy efficiency. He tries to steer them to homes that have good insulation, and energy-efficient heating and windows. He is also working to create a type of eco-energy rating for home inspectors.

Chopik says there are five categories of energy consumption and loss in a home: the building envelope, (sealing, insulation), lighting, heating systems, hot water and electric appliances. Depending on a consumer’s choice, all can contribute to buying or renovating a “greener” home.

LEED in Canada

Under the new LEED Canada program a building will be engaged in a lifecycle process of certification.  It will be a staged process where a building would initially meet design standards and a second stage where the actual performance of the building is monitored and reported. By focusing on building lifecycle LEED Complete will integrate LEED for new and existing buildings.

Weather swings reap havoc on buildings and infrastructure

Climate Chaos is creating new challenges to Canadian infrastructure and buildings. Canada’s weather requires unique material elasticity for buildings, but historically when winter arrived, it stayed. With the winter weather swings in Toronto this year, heavy snowfalls have been followed by mid-winter thaws. Our roofs, walls and foundations can be severely impacted by freezing and thawing water. The magical element that takes so many different natural forms can heave sidewalks, penetrate roofs, and cause significant damage. With increasingly erratic winter weather, come costly implications for homeowners.

Green Mortgage Gets the Help of Green Realtor to Launch

"Citizens Bank of Canada is setting a new standard for eco-mortgages,” said CCO executive director Chris Winter. “Not only is the bank taking steps to reduce its own carbon emissions to combat climate change, it’s making it easier for homeowners to improve the energy efficiency of their own homes and help build a conservation movement across Ontario. The enthusiasm demonstrated by Jason Farris and his staff, combined with the opportunity to reach individuals and the community in a real way, is something we are proud to be part of.”

A technical briefing and luncheon for select local real estate agents was conducted by Chris Chopik of EvolutionGreen.Com following the announcement.

Part 5: the Yin of Energy Consumption and Yang of Solar Power

From Laptops to Baseboard Heaters
I can’t think of a single room in my house that is not alive with the hum of power consumption. Even my little clock radio is drawing a constant charge, while my refrigerator is constantly fighting to keep the food cold. Hair dryers, clothes dryers, baseboard heaters, TVs, cell phone chargers, toothbrushes, and computers are drawing a constant flow of electricity from the grid. Somewhere at the end of the wires attached to your house is a hard working power facility which may include Hydro, and Wind, but likely includes Nuclear and Coal.

Part 4: Lighting the Way

Lighting the Way to Future Friendly Housing
The era of Halogen pot lights has passed. There is a lot of interest and promise in emerging LED lighting and compact fluorescent lighting as the new standard. When I walk through old houses with 100 amp service I advise my clients not to be concerned about the capacity. Lighting and appliance loads are reducing. There are Compaq Fluorescent Lighting retrofits for halogen lights but technology is not the only answer to lighting challenges.
